Straight Answers to Investor Financing Questions.

No fluff. No bank jargon. Just the facts on how investment property financing actually works in the real world.

We get it. The rules change constantly, and every lender seems to have a different answer.

Here are the direct answers to the questions we hear most often from real estate investors.

Can I close in an LLC?

Conventional loans (Fannie Mae/Freddie Mac) generally require you to close in your personal name, though you can often transfer to an LLC later (subject to lender rules).

DSCR and portfolio loans, however, are specifically designed to close directly in the name of an LLC or corporate entity, protecting your personal credit and limiting liability.

How many financed properties can I own?

Fannie Mae allows up to 10 financed properties per borrower, but the underwriting gets significantly stricter after property #4.

If you use DSCR or Non-QM portfolio loans, there is no hard limit. You can scale to 50+ properties as long as the cash flow supports the debt.

Do I need personal income for a DSCR loan?

No. DSCR loans do not require W-2s, tax returns, or pay stubs. Qualification is based primarily on the property's rental income, your credit score, and your liquid reserves.

Can I use short-term rental income to qualify?

Yes, but it depends on the lender. Traditional banks usually say no. Specialized investor lenders will allow AirDNA projections or 12 months of historical operating data from the platform (Airbnb/VRBO) to calculate the DSCR.

How long do I have to wait to refinance a flip (Seasoning)?

Conventional guidelines typically require 6 months of ownership before you can use the new appraised value for a cash-out refinance.

However, some Non-QM and DSCR lenders offer 3-month seasoning, or even no seasoning if you can thoroughly document the rehab costs that added value to the property.
