    REVIEW YOUR FILE

Qualify Using Property Cash Flow. Not Personal Income.

DSCR loans let the property speak for itself. If the rent covers the debt, you may be able to scale your portfolio without the traditional debt-to-income roadblocks.

Traditional lenders look at your personal income, your taxes, and your debt-to-income ratio. That works fine if you're buying a primary residence.

But if you're an investor trying to scale, personal income limits become a massive bottleneck.

A Debt Service Coverage Ratio (DSCR) loan flips the script. Instead of asking 'Can you afford this?', the lender asks 'Can the property afford this?'

If the property's rental income covers the monthly payment, the loan can work.

    Why Investors Use DSCR

    • No personal income or employment verification required
    • No limit on the number of financed properties
    • Close in an LLC or corporate entity
    • Faster underwriting process
    • Scalable financing strategy for portfolio growth

    How the Math Works

DSCR is simply the property's gross rental income divided by the proposed monthly debt (principal, interest, taxes, insurance, and HOA).

A ratio of 1.0 means the rent exactly covers the debt. Most lenders want to see 1.0 or higher, though some programs allow lower ratios with larger down payments.

We analyze market rent, lease agreements, and short-term rental potential to structure the best possible DSCR.

    What We Review

    • Expected rental income (long-term or short-term)
    • Property taxes and insurance costs
    • Borrower credit profile
    • Down payment and available reserves
    • Entity structuring (LLC, Inc, etc.)

Why Peoples Choice Mortgage for Investors?

Whether it's your first rental or your fiftieth, we build the capital strategy that lets you keep scaling.
